What is the leasing process?

How do I set up a tour?

On the Homepage, select “Schedule Viewing” on the property of your choice.

Is there an application fee?
Yes, there is a $50.00 application fee per applicant, excluding Guarantors. Upon approval there is a $50.00 admin fee due before lease signing.
Are pets allowed?
Yes, on a case by case basis. Pets must be approved by management before they enter the premises.

With a veterinary note, Dobrin Property Management does not have any breed restrictions.

There is a $250 non-refundable pet fee per pet and a $30.00 monthly pet rent per pet.

Do I have to have a Guarantor?

You need will need a Guarantor if you do not make three times your monthly rent.

Can I do a short-term or month-to-month Lease?

Unfortunately not, we only offer 12-month leases or longer.

FAQs for Residents

Find questions frequently asked by our residents.

When is my rent due?
Rent is due on the 1st of the month and considered late after 11:59PM on the 5th of the month. If rent is late, the late fee is 10% of your total monthly rent.
How do I pay my rent?

You can pay your rent through the Tenant Web Access using your checking account, credit card or debit card. We also accept checks and money orders. We do NOT accept cash.
Checks must be made payable to Dobrin Property Management with your name printed and signed, address and what the payment is for.

What if I don’t pay my rent?

If your rental payment has not been accepted by 11:59PM on the 5th, there will be an additional late fee owed of 10% of the entire rent amount.

How do I report maintenance?
Please put all service requests in through the Tenant Web Access.
What is considered an emergency?

Fire, leak, and smell of Gas.

Heat: If it is above 50 degrees outside, it is NOT an emergency.

A/C: If the system is below 80 degrees, it is NOT an emergency.

Are pets allowed?

Yes, on a case by case basis. Pets must be approved by management before they enter the premises.

With a veterinary note, Dobrin Property Management does not have any breed restrictions.

Am I able to sublease?

Yes, you do have the option to sublease with most of our residents marketing their home on Facebook and Craigslist. If you need marketing photos, please contact the office at (804) 257-9893. Please have the prospective subtenant apply online through our website. If they are approved, there is a $250 Sublease Fee per Sublease Agreement.

Once the Sublease Fee has been paid, we will send an official Sublease Agreement. Please note you, the vacating resident, will be removed from the lease and the subtenant will be added to the lease as an active leaseholder. This means the vacating resident will no longer be held responsible for the lease or property, however, this also means the vacating resident will forfeit the security deposit to the subtenant as the subtenant is now the new active leaseholder.

What if I need to break my lease?

You cannot break your lease, however, you may sublease.

Can I install a security system?
Yes, please make sure the system equipment is installed carefully without creating any large holes or major damage to the property. Once the security system is installed please provide Dobrin Property Management with a code to the system so we can enter the property as needed without setting off any alarms.
What paint is used in my home?
Paint can be purchased from the Sherwin Williams on Cary St.

***When you paint you are taking the risk of Dobrin Property Management having to paint again if it is not done to our satisfaction.***

What should I do to prepare for move-out?

Please review our Move Out Procedures. The paint used in the home is listed above, if you chose to paint please be extremely careful and ensure the paint matches exactly. If it does not match or is not done correctly, we may have to repaint which could be a higher cost to you, and none of us want that. If you are ever in doubt, please contact our office at (804) 257-9893.
